Building Regulations

As part of the governments overall strategy to reduce energy use and CO2 emissions new building regulations have been issued , approved document ‘L’, effective from 1st April 2002 , stating that all replacement windows and doors with more than 50 % glazed area must conform to a specific energy value or ‘U’ value of ;

2.0 W/m2 0K , ( watts per square metre, per degree Kelvin ) .

Timber windows and doors made and installed by GBS Joinery now comply with document ‘L’ and achieve the required ‘U’ value by the use of double glazed units with a 16 mm air gap and low emissivity coated glass in the form of Pilkington ‘K’ glass and draught stripping of all opening windows .

The only consideration for easement of the regulations are listed buildings and conservation areas. It would be advisable to seek therefore the opinion of your local conservation officer before any work is carried .

The installation of replacement windows now requires building regulation approval and certification , to including document ‘L’, conservation of fuel , document ‘N’, protection against impact and document ‘B’ , fire escape .

Although GBS meets the vetting criteria for the self certificating scheme known as FENSA there is no requirement or obligation to participate in the scheme we are not a participating company . Inspection and certification of installations by GBS will be carried out by an RICS ( Royal Institute of Chartered Surveyors ) approved building inspectors or your own local authority.

Windows supplied for new build or extensions to property where the project is already covered by building regulation approval and inspection , require no further inspection or certification .

The replacement of casements or sashes within retained main frames requires no certification.

Ultimate responsibility for compliance lies with the property owner , however every assistance will be afforded to customers by GBS including detailed specifications and drawings if required.

Please note that certification will be required by future prospective purchasers of the property their surveyors , solicitors and lenders .

Non compliance of the building regulations will be in direct breach of the Building Act 1984 and or Building Regulations 2000 and may result in enforcement .
